Holiday Best Practices

The holiday season is a joyous and exciting time for all. However—decorations, parties and increased traffic on-site—can present uncommon challenges and risks. During this time, it is important to keep our properties safe and secure for residents, staff, and guests.

Fire Safety: Units are beautifully decorated for the holiday season with everything from Christmas trees, Hannukah menorahs, and more, but this creates a significantly increased potential risk for fires. While these decorations bring the holiday spirit into our resident’s units, they pose fire risks due to open flames, overloaded outlets, and improperly connected extension cords. Additionally, the increased cooking and frequent use of scented candles increase the risk of a fire hazard. During this time, we recommend having maintenance teams ensure all fire extinguishers have been inspected and are up to code and residents are sent communications with best practices regarding the use of stoves/ovens and decorations that use electrical outlets.

Increased Elevator Usage: For many of our residents the holidays include last minute errands and entertaining guests. We recommend preparing for this time of year by performing a quick maintenance check on elevators to ensure they are all running properly and will not cause any residents inconveniences. Elevator downtime can cause our residents to become unhappy and delay their plans.

Increased Package Deliveries: Amazon, Shein, Temu… there are is no shortage of online marketplaces where many residents will be ordering gifts and having them sent to their unit or the mail room of our properties. Ensuring the right system is in place to manage this process, especially with the increased volume, will be very important to resident satisfaction and safety. In order to prevent packages being misplaced, lost, or even stolen we also recommend encouraging residents to request a signature on delivery or to schedule delivery during a timeframe where they will be available in order to avoid packages being left unattended.

Waste Management: The influx of package deliveries coupled with increased guests and gatherings comes increased trash. We recommend preparing for this by sending communications to residents requesting they breakdown boxes and other large items before disposing of them. Additionally, you may explore increased trash pick-up frequency during the festive season.

Income Generated

In 2024, Nxt achieved an impressive milestone, generating over $106 million in income at properties under our management. This accomplishment highlights our effective strategies, dedication to excellence, and the trust of our valued residents and partners. We’re proud to deliver strong results while fostering prospering communities!

New Prospects

In 2024, Nxt identified almost 30,000 new prospects, showcasing our proactive approach to growth and outreach. This milestone highlights the exceptional work of our marketing and onsite teams and our commitment to connecting with future residents and building stronger, connected communities.

Work Orders Completed

In 2024, Nxt successfully completed over 16,000 maintenance work orders, demonstrating our dedication to timely and reliable service. This achievement highlights our commitment to ensuring comfortable, well-maintained homes for our residents. We are thankful for our maintenance teams and the exceptional experience they help provide for our residents.
